PHASE 1
Weddings & Events
Venue Expansion
Expansion of the existing wedding venue and integration of the historic coal yard as a new events space. Capacity increases from 64 to 100 ceremony guests, and from 200 to circa 300 evening guests. Pre-application stage.

PHASE 2
Boutique Hotel
A new wing of 25–30 keys, physically linked to the pumping station and sensitively designed to sit within the parkland setting.

PHASE 3
Subterranean
Destination Spa
A spa developed within the Grade II listed filter beds and original water tank. Existing geometries are preserved; the build largely below ground.

PHASE 4
Lodge Accommodation
Standalone lodge accommodation set within the wider 13.3-acre estate, supporting the hotel and venue offer.
